Twin Cities housing inventory reached a seven-year high in July 2026, with 11,586 homes active across the 16-county metro and 3.0 months of supply. More selection gives buyers room to compare and negotiate, but well-priced homes are still moving, pending and closed sales both rose from a year ago.
