  • WHAT PRICE RANGE SHOULD I BE SEARCHING IN?

    In the Twin Cities metro, we recommend searching from slightly below to slightly above your preferred price range. In order to be competitive in multiple offer situations, you need to look comfortably below your maximum budget in order to have the ability to bid over the list price.

  • HOW QUICKLY SHOULD I SEE A HOME I AM INTERESTED IN?

    We recommend reaching out to us immediately when you find a home you HAVE to see. Together we can decide on the most convenient time for all parties to get out to see the home.

  • CAN I SEND YOU HOMES I FIND ONLINE?

    Absolutely. Finding a home is a collaborative process. As one of our services to you, we set up alerts directly from the MLS. You can respond to those or send us links from your favorite home search sites.

  • HOW LONG IS A TYPICAL CLOSING PROCESS?

    A closing timeframe is typically 7 - 45 days from the date the offer is accepted, depending on if you are obtaining financing or paying cash. 35-40 days is most common in our market place (depending on your financing and all parties involved).

  • DO YOU HAVE RECOMMENDED INSPECTORS & CONTRACTORS?

    Yes! We have a list of trusted, experienced home inspectors, home service providers and contractors that we look forward to sharing with you.

  • WHAT ARE MY CLOSING COSTS GOING TO BE?

    Closing costs vary according to your loan, mortgage company and closing company that you choose. For the most accurate estimate, contact your lender. Property taxes & homeowner’s insurance are included under the same category as closing costs, but are also called “pre-paid” expenses. Again, your lender will be your best source of reliable estimates.

  • HOW MUCH DOES A HOME INSPECTION COST?

    Great question! The price varies by style of home (single family, condo/townhome), age and size of the home. A good estimated price range would be between $350-$700 for a basic home inspection. You can add a sewer scope (typically $150-$250) and/or a radon test (typically $150-$200).

  • HOW WILL YOU TELL ME ABOUT THE NEWEST HOMES AVAILABLE?

    The Multiple Listing Service provides up-to-date information for every home on the market. We constantly check the New on Market list so we can be on the lookout for our clients. We will get you this information right away through your own portal that updates in real time.

  • WILL YOU INFORM ME OF HOMES FROM ALL REAL ESTATE COMPANIES?

    Yes! The MLS includes homes from ALL real estate companies-we will also network with agents that we know at other companies to see if they have anything “off market.”

  • CAN YOU HELP ME FIND NEW CONSTRUCTION HOMES? OR BUILD A HOME?

    Yes, we can work with and have great relationships with builders all around the Twin Cities and can get you the information you need to make an educated decision. On your visits with the builder, we will accompany you. By using our services with a new construction home purchase, you will receive the services we offer, as well as those provided by the builder, at no additional cost. It is important that we accompany you on your initial visit to the developer’s office in order for us to assist you.

  • HOW DOES FOR SALE BY OWNER (FSBO) WORK?

    Homeowners trying to sell their home without agent representation are usually doing so in the hopes of saving the listing agent commission, but most understand they will pay for buyer agent commission. If you see a FSBO and want the advantages of our services, let us contact the owner for you and make an appointment. Most of the time the homeowner will work with an agent even though their home is not listed, since the agent is introducing a potential buyer to their property. This is no cost to you and ensures you are represented and receive all of the disclosures and documentation throughout the sale.

  • ONCE MY OFFER IS ACCEPTED, WHAT SHOULD I DO?

    BE EXCITED! Celebrate and focus on moving into your new home. Together we will schedule the inspection and work through those negotiations. You need to make sure that you have provided your lender with all the documentation they need. At the same time, each time you hear from your closing company, follow up ASAP. If you are renting, we highly suggest that you wait to give your notice until AFTER we clear the inspection period. Once we have cleared the inspection; give your notice, book your movers, start packing, register your utilities, change your address, etc…We will provide you with our helpful moving checklist to make sure you don’t forget anything!

  • WHAT SHOULD I NOT DO?

    -Open a new credit card

    -Make large money transfers

    -Quit your job

    -Buy a new car

    -Pay off credit cards (unless you’ve talked to your lender)

    -Buy new furniture for the home you don’t have yet

    -And a few other things

    **ALWAYS ALWAYS ALWAYS consult your agent or lender before making a big decision involving any spending that is out of the ordinary (i.e. groceries, gas, bills, etc…)
